Water leaking beneath a boiler: preparing a repair visit

Water beneath your boiler in Brussels? Record where and when it appears, avoid wet electrical components and prepare information for a repair visit.

A technician in blue uses a torch to observe a small puddle beneath a boiler.

A puddle beneath a boiler deserves prompt attention, even if heating still works. First stay safe, then describe where and when the water appears. The point where a drip falls does not prove where the leak began: water may run along a pipe or surface.

Keep clear of wet components

Do not touch wet wiring, sockets or controls. Keep others away from the area and leave the casing in place. Ask a professional how to make your particular installation safe. Only use a normal user shutdown control if it is dry, safely accessible and permitted by the appliance instructions.

A water leak and a gas smell are different situations. If you notice a suspicious smell, follow the emergency guidance in our urgent heating repair article and stop investigating the appliance.

Describe the leak without dismantling anything

Four details to record

  • The visible location: beneath the casing, near a connection or on the floor.
  • The pattern: occasional drops, continuous flow or intermittent moisture.
  • The timing: during heating, after a shower or while the system is idle.
  • The change: a new mark, increasing water or something noticed before.

A wide photograph shows the surroundings. Another can identify the damp area, provided taking it does not bring you close to hazardous components. Do not disconnect a tube, tighten a fitting or block an outlet to stop water appearing.

What should diagnosis establish?

The engineer needs to trace the water and examine the relevant components. Its colour or a photograph alone does not determine the repair. A condensing appliance has a drainage route as part of its operation; this does not make water on the floor normal. The source needs to be established on site.

Report any heating pressure loss too. Keep readings you already have, without restarting the boiler just to reproduce the leak.

Arrange access to the appliance

When requesting a boiler repair visit, provide the municipality and explain whether the technical room is shared. Contact the person responsible for access where necessary. After the repair, retain the report and monitoring instructions. They help distinguish an old damp mark from a fresh leak and give the next conversation a clear starting point.
